Far too many buyers assume that the property they are buying is in good order based on their inspection/s of the property. The problem with this is hidden defects, intended or otherwise are not obvious to the naked eye. For example, who is going to get up into the manhole to check the wiring? Has the insulation been installed correctly, and how efficient is it? How do you know there is not termite infestation when it is not visible? Are there any signs of water ingress? Are the equipment, fixtures and fittings in working order? Are the downpipes connected to the storm water drain? and what about the condition of the roof? Did you know that certain types of tiles have a limited life span? My advice to buyers is that whilst most sales are seamless, if you want to make sure there are no surprises, get in the experts. It could save you thousands of dollars in the long term.
