What are the fees for buying?
Our fees are negotiable and operate in a similar way to selling. It is calculated on a percentage basis. The higher the transaction price is, the lower the commission but typically our fees will vary between 1 – 2 % of the purchase price ( subject to GST ).
If we choose to find the house ourselves, does that reduce the fees?
Absolutely, providing you establish this from the beginning. If you have the time or there is no rush you can save a significant amount of money by doing the searching yourself.
Will you accept a set fee?
Yes or you can pay by the hour if you want but be careful what you wish for. If we are unable to find what you are looking for, or it takes a while, then it can become quite costly.
Does the fee I pay include bidding or is that extra? and what happens if we miss out, do I have to keep paying the fee?
You only pay one fee, when the contract has been finalised. This includes all bidding and negotiation with the agents no matter how long it takes.
Why should we use an advocate?
Selling is a bias industry, and mistakes are costly. Without independent advice, how do you know who is telling the truth? and who is going to pull you up when you are about to make a huge blunder?

I hate auctions, can you help with the bidding?
Yes, for a modest fee we can act on your behalf.
We are going to be away for the auction, what should we do?
Not a problem. This happens frequently, particularly with clients who live overseas or interstate. As your advocate, we will arrange for us to act as your Power of Attorney to follow your instructions and guide you through the process.

Why can’t I do my own research?

What is the difference between a valuation and evaluation?
A valuation is an estimate of what a property is worth based on comparable sales evidence. An evaluation on the other hand is an interpretation of the worth of a property to a client based on other considerations such as suitability and other personal needs.
